Québec Bill 122 - Maintaining concrete structures and parking garages

The benefits of properly maintaining multi level parking structures

First of all, it's important to know that Bill 122 requires a complete inspection of facades of buildings of 5 or more storeys, rolling slabs and underground parking to be done by an engineer every 5 years, starting from the 10th year of the structure's existence.

Moreover, proper maintenance of the concrete in an underground parking garage helps to:

  • extend the life of the parking lot;
  • comply with any new standards that may apply;
  • maintain a safe, functional structure;
  • optimize maintenance costs and protect the value of the building.

What are the solutions for concrete facades and balconies restoration?

Atwill-Morin carries out necessary and targeted repairs to concrete surfaces, sometimes deemed urgent, because corrosion has a tendency to spread. It is beneficial and cost-effective to act proactively to limit water infiltration (and therefore chlorides) that causes corrosion. If the concrete disintegrates, the steel reinforcement and structure can be affected.

We are also experts in the application of protective architectural coatings. These coatings not only extend the life of concrete facades, they also protect them against the elements that contribute to their deterioration, and greatly enhance their aesthetic appeal.
